Loan Agreement

This can either be a complete hands off service for the Investor or on a earn and learn basis where I can teach you about all aspects of property investing. Earn and learn is a great way to build your knowledge with someone in the property industry who is doing deals in todays property market.

A lot of investors want to invest in property without having to deal with all the stress and headaches associated with investing in property. We have created a done for you service,where we do it for you.

  • No finding and viewing the property.

  • No managing builders.

  • No worrying about finding the right location.

  • No wondering what the return on investment will be.

  • No worrying about current regulations.

  • No worrying about managing from your location.

  • Once the work is complete you have no attachment to us, unless you want to retain our services for ongoing management of the property and tenants. You would own 100% of the house and the rental income.

What will we do?

  • Set up a Joint Venture Limited Company

What will you do?

  • Assist in forming Joint Venture Limited Company with CS3 Properties.

  • Invest into the new formed Joint Venture vehicle.

  • Decide upon refinancing if you would like to re invest into another property, or take a partial return on your investment.

  • Enjoy the on-going returns on your investment.

What happens if the market drops in value ?

We only buy properties at a good fair price, we only buy properties we can add value too. By doing this we future proof each investment and are protected against variances in the market.

Property prices will always fluctuate, however history tells us that ultimately (over a mid to long term hold) property prices always trend upwards. We are not buying these properties to sell, but to create monthly cash return which is based on the strong student accommodation market. The capital appreciation which we project our properties will enjoy over time is an additional benefit to excellent monthly returns.

What happens if there are void periods ?

We target the student market, one of our key attributes is we only buy properties within a very close proximity to the university, our properties are beautifully designed and are in a different league to most local comparable accommodation. Properties are usually full by December for the following academic year. Students also have to have guarantors, so if there was ever any problems with the rent, the guarantor typically the parents would then be involved meaning there is usually a full recovery of rent.

What happens with the day to day running of the property?

  • We manage all of our properties in house.

  • We are quick to fix any reported maintenance issues.

  • Each property is cleaned weekly, this helps us pin point any potential maintenance problems so we can be preventative and not reactive.

  • We use the latest technology to track tenant payments, certifications, insurances and all other legally binding documentation to ensure we are always on track and nothing gets missed.
