Student tenants typically secure accommodation months before the academic year begins. In addition, guarantors are required as part of our referencing process, providing an additional layer of payment security.

No investment is entirely without risk, but structured tenant selection and location strategy significantly reduce exposure.

Who manages the day-to-day operations?

All properties are managed in-house by CS3 Properties.

This includes:

  • Compliance monitoring and certification management

  • Maintenance coordination and contractor oversight

  • Weekly cleaning of communal areas

  • Preventative maintenance inspections

  • Rent collection and arrears monitoring

  • Documentation tracking and regulatory adherence
